Two sets of answers — one for people considering a move to Walnut Creek, and one for current residents.
What's the difference between the HOA and MUD 152 / 184?
They're separate organizations. The Walnut Creek Community Association, Inc. handles deed restrictions, assessments, common areas, amenities and architectural approval. Fort Bend County Municipal Utility District No. 152 (No. 184 in Walnut Creek at Stonecreek Estates) is a separate governmental district that provides water and wastewater service and bills for it. Water bill questions go to the MUD, not the HOA — and fence, paint and addition approvals go to the HOA, not the MUD.
Why does my neighbor pay a different tax rate than I do?
Because Walnut Creek sits across two different utility districts, and which one you are in depends on your section.
Most of the neighborhood is in Fort Bend County MUD No. 152, which charged $1.1300 per $100 for 2024. The Walnut Creek at Stonecreek Estates section sits in Fort Bend County MUD No. 184, which charged $1.4600.
That is a difference of 33 cents per $100 between two parts of the same neighborhood. On a $400,000 home it works out to roughly $1,300 a year — every year, for as long as you own the house.
Neither rate is wrong and neither district is mismanaged. They were created at different times with different amounts of bond debt, and MUD 184 carries the heavier load.
What this means practically: when you compare two Walnut Creek homes, the tax line is not a constant. Check which district the specific address falls in before you compare monthly payments, because a cheaper house in the higher district can cost more to hold. The district appears on the tax statement for the property.
Which high school would my children go to?
One of two, and this is the other place where Walnut Creek splits by section.
The neighborhood feeds both Dr. Thomas E. Randle High School, which holds a B on the state''s 2026 accountability ratings, and George Ranch High School, which holds an A.
The split runs all the way down. Two elementaries — Cora Thomas and Don Carter, both rated A. Four middle and junior high campuses between the sections: James Steenbergen Middle and Harry Wright Junior High on one side, Polly Ryon Middle and Antoinette Reading Junior High on the other.
Very few neighborhoods in Fort Bend County feed two high schools. It means two families on opposite sides of Walnut Creek can have children at different schools, with different ratings, different Friday night football and different school calendars.
Check the exact address against Lamar CISD''s own attendance lookup before you rely on any of this for a particular house — the district is among the fastest-growing in Texas and rezones regularly. Campus details and current ratings are on our schools page.
How do I get pool access?
Through Community Solutions, which handles access for the association — resident and tenant registration, and replacement cards or fobs if yours has been lost.
The association publishes a dated pool packet each season; the current one on the community''s document page is the 2025 packet. Use that dated packet rather than a remembered rule from a previous summer, because hours, guest limits and registration requirements are set season by season rather than fixed in the governing documents.
If you have just moved in, register before the first warm weekend rather than on it. Access items are not issued at the gate, and the queue in late May is entirely made up of people who assumed otherwise.
The association''s full guide, including assessments and architectural approval, is in our HOA guide.
What is in historic downtown Richmond?
A proper old county-seat downtown, and it is only a short drive. Richmond was platted in 1837 and became the Fort Bend County seat in 1838, so the town is organised around a courthouse square rather than a railroad line — which is what makes it feel different from downtown Rosenberg, founded in 1883 around the Santa Fe railway. Scenic Texas named Richmond its 2025 Scenic City of the Year, citing the historic district and the tree-lined streets.
To eat. Sandy McGee''s at 314 Morton Street has been a downtown fixture for over 25 years, in the 1800s building that was once the post office — soups, salads, sandwiches, a grill and a bar. Open Monday to Saturday, 10am to 8:45pm, closed Sunday.
For coffee with children in tow. Blockhouse Coffee & Kitchen, 611 Jackson Street, inside the Jax & 7th building. Locally roasted coffee, breakfast and lunch seven days a week, and — the part that matters on a Saturday — a shaded backyard with a playground and picnic tables, plus weekly yoga and a monthly story time.
To browse. The Post Office Specialty Shops at 310 Morton Street: a working post office with a marketplace of local gifts and crafts attached. Monday to Friday 10am to 6pm, Saturday 10am to 5pm, closed Sunday. The rest of Morton Street runs to antiques and boutiques.
The 1908 courthouse on Jackson Street is worth walking past for its copper dome; it was the first Fort Bend County building on the National Register.
Is there anywhere local to take the children that teaches them something?
The Fort Bend Museum in downtown Richmond, at 410 South 5th Street, (281) 342-6478.
It is run by the Fort Bend History Association and covers life along the bend of the Brazos — archaeological finds from the San Jacinto battleground, B. F. Terry''s saddle, and a renovated gallery with interactive exhibits. The museum also operates two historic houses you can tour: the 1850s Long-Smith Cottage, one of the oldest buildings in Richmond, and the 1883 John and Lottie Moore Home.
Open Tuesday to Saturday, 9am to 5pm. House tours run Tuesday to Friday at 3pm, and Saturday at 10am, 1pm and 3pm — so if the house is the part you want, the tour time decides your visit rather than the opening hours.
Admission: adults $12, seniors 65 and over $10, children 4 to 12 $8, covering the house tour and the gallery.
The museum also hands out walking-tour maps of the historic district, which turns a visit into an afternoon rather than an hour. It runs Haunted History Tours in October and candlelight tours over the holidays.
One caution: the museum publishes 410 South 5th Street, while the city''s facility directory also lists a Fort Bend Museum entry at 500 Houston Street. Ring ahead to confirm which door to use.
